Plat of Easement

 An easement is a legal right given to another person or entity to trespass upon, or use land owned by somebody else for a specific limited purpose. For example, easements are used for roads or given to utility companies for the right to bury underground utilities or access utility lines. A property owner usually cannot build on top of an easement. You may also grant an easement to your neighbor if your property is in the way of his access to a road, or to anyone else who needs to have a legal right to access your land.
